Condensation between the panes of an old window

Signs You Need New Windows

Some window problems are obvious. Others just show up as a habit you’ve stopped noticing, a window you’ve quit trying to open, or a room that’s never quite the right temperature. Watch for:

  • High energy bills
  • Windows that stick or won’t open easily
  • Leaking or drafty windows
  • Condensation building up between the panes
  • Broken or warped frames

If you’re noticing more than one of these, it’s worth having your windows assessed rather than living with them as they are.

Newly installed double-hung replacement windows in a Peoria home

What New Windows Actually Get You

New windows aren’t just about fixing what’s broken. Here’s what they actually give you.

  • Better energy efficiency. Old or failing seals let conditioned air escape, and newer windows are built to hold it in.
  • Real comfort. No more drafts, condensation, or fighting a window that won’t open or close properly.
  • Curb appeal and resale value. New windows are often cited as a strong-return home improvement, though the exact return depends on your market and the windows you choose, so treat any specific percentage you see as a general guide, not a guarantee.
  • Reduced outside noise. Modern insulated glass blocks more sound than older single- or even early double-pane windows, a benefit most homeowners don’t notice until it’s gone.

Window Styles and Materials We Offer

Choosing new windows means choosing both a style and a frame material. Here’s what’s available.

Window Styles

  • Double-hung. Both the top and bottom sashes slide, the most common choice for versatility and easy cleaning.
  • Casement. Cranks outward for a tight seal and strong ventilation, a good fit for kitchens.
  • Sliding. Suits wider openings.
  • Bay or bow. Adds depth and natural light to a room.
  • Picture. Doesn’t open at all but maximizes light and views where ventilation isn’t the priority.

Frame Materials

  • Vinyl. The most budget-friendly option, requiring little upkeep.
  • Fiberglass. Costs more but resists warping through temperature swings better than vinyl, which matters in a climate with hot summers and cold winters.
  • Wood. A classic look that can be refinished over time, though it needs more maintenance than vinyl or fiberglass.
  • Aluminum-clad. Combines a wood interior with a low-maintenance exterior shell.

How Window Replacement Works

Window replacement can go two ways, depending on the condition of your existing frame.

  1. Evaluation and Measurement. We assess your current windows and take accurate measurements to determine the right fit.
  2. Style and Material Selection. You choose the style and frame material that fits your home and budget, from the options above.
  3. Pocket or Full-Frame Replacement. If your existing frame is sound, a pocket replacement fits a new window into it, faster and less expensive. If the frame itself is damaged, or you’re changing the window’s size or style, a full-frame replacement removes the entire frame and starts fresh.
  4. Removal and Inspection. We remove the old window and inspect the opening underneath for damage before installing anything new.
  5. Installation, Insulation, and Sealing. We set, level, and seal your new window to keep air and moisture out.
  6. Cleanup and Final Walkthrough. We clear the site of debris and walk the finished windows with you.

If you’re replacing a bedroom window and considering a different size or opening, egress requirements – the rules governing a window’s use as an emergency exit – may apply. Code details vary by jurisdiction, so we’ll flag it directly if it affects your project rather than assume either way.

Not Sure You Need a Full Replacement?

A full window replacement is a bigger decision than a repair, and we won’t recommend one you don’t actually need. If your window has an isolated problem, a failed seal, a cracked pane, hardware that’s stuck, a repair is often enough to solve it.

We’ll assess your windows and tell you honestly what you need. If a repair really is the better option, we’ll point you to Window Repair rather than sell you a replacement you don’t need.

I had two basement windows, that were below ground level, with concrete window wells. The window wells would fill with rain and leak through the windows. I called Kelly Construction, and got an estimate, to remove the windows and wells, then block in the openings. The estimate was good, so I contracted with them to do the job. Austin and Cesar finished the job yesterday, the hottest day of the year. They worked so hard, and were very perfessional. They cleaned up all the mess and left things the way were. I couldn't be happier with the job. I would definitely recommend Kelly Construction.

Kitchen demo and wall removal - great work on everybody's part. Tyler was the sales rep and he secured the contract and gave me excellent pricing. Clint, Carl and Austin did all the work. They set the beam and hauled away the demo PLUS other debris from other work; this was unexpected and appreciated. Fred scheduled; the team was in/out in 2 days. Fred also rerouted an HVAC duct that was in the wall. Another unexpected bonus. After he was done, that new duct looked like it was always there. Many ways Kelley and the staff makes a difference. Its your home and you want people you can trust. These guys are your crew.

Job was for new garage soffits and install a garage door, trim/paint. Good quote, on time, did the job well, good workmanship, clean up, personable. Couldn’t ask for more. Nicely done Travis, Austin, Carl and Dylan.

Absolutely horrible. I felt like I was doing their job for them. They never communicated, left me in limbo for weeks after I already paid them thousands of dollars, and then couldn't even be bothered to reply to my insurance agent. They didn't even tell me who they were contracting for repairs. Never go with Kelley Construction!

This is the second time we've had Kelley Construction out to do some work for us, and like last time we couldn't be happier! Travis and Dillon were here straight away first thing in the morning and got right to work. Travis was here for our last job and he was awesome this time just like he was last time, and Dillon was a new face to meet and was also fantastic! Both of them got a pretty tough job done in a very short period of time. This involved roof work in July summer heat, all on a very steep pitch and a 40 foot drop. They were both extremely professional in their work, thorough, and left the job site clean (perhaps cleaner!) than when they arrived. Both of these gentlemen are extremely personable and very easy to talk to as well, and were excellent at explaining everything with the work they did. I can't thank you all enough for delivering on excellent work yet again. There is a reason we go straight to Kelley for all of our needs and don't bother with shopping around for quotes anymore. The rates are extremely fair, and we know we are going to have quality work done every time. Thank you so much!! -Chris Lawrence

--5 Year Update-- Don, via Kelley Construction, remodeled our bathroom 5 years ago. He gets a one-star review for what he did to our window, and for his refusal to stand by his work. He took out the bathroom window and we had a massive thunderstorm that caused water to leak into the wall and down into the kitchen. He came back out and taped a garbage bag to it before refitting it the next day. He reinstalled the window incorrectly, blocked the weeping holes with molding, and created a slant in the frame that caused storm rain to pool, introducing a permanent leak into our house. We did not realize how bad it was until a particularly bad storm that caused the water in the wall to pool onto the kitchen floor. We had roofers investigate leaks, twice, and they sealed up any-and-all seams on the outside and in our attic. It still leaked during bad storms. Finally a window company pointed out the problem and said it was caused by a shoddy window install, and the bathroom window was directly where water entered the wall. So I called Don, and he refused to revisit his work, or even speak to me, and insisted that I only call Kelley Construction. Kelley Construction said in five years they couldn't be sure that it wasn't someone else who screwed up the window, and that there was nothing they could do. I told them that we have been investigating this problem every time theres a storm, had two different roofers here, and FINALLY stopped the leak by wedging washcloths into the bathroom window. Taylor at Kelley Construction "yelled at me to take legal action!" and hung up. Worst contractor experience I've ever had. Also, the sink fell out of our bathroom fixture and Kelley/Don sent me a copy of the receipt: It was a discontinued item that they purchased off Clearance, and it was not (ever) covered by the manufacturer's warranty. I thought we were getting high-quality "Builder-Grade" materials and professionalism with Kelley/Don. I was wrong.

I could not be happier with the work that Don and Austin did to repair the back side of my house. I purchased the home recently and discovered that water had been getting in under the siding for long enough to rot the wood. They spent one long day diagnosing the extent, replacing all of the wood and sealing the entire area up to make it water tight. They were knowledgeable and professional.

We had Kelly Construction replace the flooring in our master bathroom and were very happy with the results. We then called their agent Chip and requested a contract to replace the flooring in our Livingroom, kitchen, 2nd bathroom, and laundry room. He promised they would move everything and put it back in place. Chip sent us Todd and Ian to do the flooring. They totally impressed us with their work ethic and skills. We are fully satisfied with the results of their work and would recommend Kelly Construction to family and friends.

Don and Dave replaced a couple bathroom fans for my wife and me on March 4, 2026. They put plastic down along the path from the front door to the bathrooms to protect carpets. They completed the work in one day, and vacuumed well before leaving. Work also included installation of better venting than had existed previously. Neither original fan was lighted, but (at my wife's insistence) one of the replacement fans has a dimmable LED, and they were able to wire that in to the existing dimmer switch for the vanity light. That fan is also bigger than the original, so they had to enlarge the opening. The work involved accessing the top level attic via a 14 x 21 inch hatch in a closet ceiling, then navigating through a bed of roughly 16 inch deep blown in cellulose insulation -- i.e., you can't see the joists you need to step on to move around the space. Even if I had the requisite knowledge and skills (which I don't), I'm pretty sure if I'd attempted this myself I'd have fallen through a bathroom ceiling. Plus, that level of the attic is cramped, so you have to bend low and then crawl -- on joists -- to get to some areas -- things my aging knees would object to. Don and Dave were personable, and we enjoyed talking with them both. They also had a nice camaraderie with each other, which made for a more pleasant experience for us. I'll add shout outs to Chip, who estimated the work and suggested wiring the fan light into the vanity light dimmer, and to Fred, who managed the scheduling and was patient with our delays due to a family medical issue, my remarkably inefficient work in emptying the closet containing the attic access hatch, and my overly complex measures to protect the adjoining bedroom from cellulose and dust I feared would blow down from the attic (not much did).

There's a good reason Kelley Construction has good Google review numbers! We recently had a number of repairs done on our home, some of which were found during the home inspection when we purchased the house, and some which arose after purchasing the home. One of the latter issues was a leaking vent pipe in an attic, which was slow-dripping onto the kitchen ceiling, and it eventually blistered the drywall and created a hole into the attic. To make matters worse, the ceiling in the kitchen is a custom color paint, and has a textured finish, so not the simplest repair. Travis and Tony both showed up and got straight to work. They were both very fast, efficient, and kept their work areas clean. Above all of that, they're both super nice people and very easy to talk to. They showed a ton of respect to me and our home, and they made sure to check in with me each step of the way during the project to ensure things looked good to me before moving on to the next step. The entire process from start to finish was very easy from scheduling to get an estimate/quote, to scheduling the work itself, and to taking care of the bill. Pricing was very reasonable and fair, and we're relieved to have several inspection issues dealt with and no more holes in the kitchen ceiling! We will definitely be contacting Kelley Construction for all of our future needs (and we already have a number of items on the list we'll be having them take care of later this year!). Thank you so much for great service, and again, big shout out to Travis and Tony, they were fantastic at what they do, and ultra nice folks as well!

Kelly Construction converted a covered deck to a family room for us. We are very pleased with the finished room. All the crews: demolition, footings, foundation, siding, and interior work were professional and friendly. I hope I have the entire list of workers: Austin, Ian, Jerry, Mike, Craig, Dillon, Brody, and especially Don. Don handled all the inside and finishing work. He kept us informed on each step and was professional and respectful to our property. As with all projects, not everything went smoothly, but we felt the glitches were handled and in the end we are very satisfied!

Looking for a Different Kind of Exterior Project?

If your window’s problem is isolated rather than widespread, a repair might genuinely be enough. Our Window Repair team can assess whether that’s really your situation before you commit to anything bigger.

If it’s a business property rather than a home that needs new windows, our Commercial Exteriors team handles that instead, with materials and systems built for commercial buildings.

Get Your Free Estimate

Whether you already know you need new windows or just want an honest opinion on their condition, we’ll assess them directly and give you a straight answer. You’ll know exactly what a replacement involves, what styles and materials fit your home and budget, and what our workmanship warranty covers before you commit to anything. New windows are a real investment, and a clear, honest estimate is the right first step, no matter when you decide to move forward.

Call or fill out the form below, and we’ll find a time that works for you.

Common Questions About Window Replacement

How do I know if I need a repair or a full replacement?

In most cases, it comes down to whether the problem is isolated or affects the whole window. A failed seal or a single cracked pane usually means a repair. Broken frames, widespread condensation, or windows that are simply worn out across your home usually point to replacement. See the section above for the specific signs, or we’ll assess it directly during your estimate.

Pocket replacement fits a new window into your existing frame, and full-frame replacement removes the whole frame and starts fresh. Pocket replacement works when your existing frame is still sound. Full-frame is necessary if the frame is damaged or you’re changing the window’s size or style. We’ll tell you honestly which one your windows actually need.

It depends on the number of windows, the style and material you choose, and whether it’s a pocket or full-frame replacement, so we won’t quote a number without seeing it. You’ll get a clear, itemized estimate after we’ve assessed your home directly.

Generally not, if you’re keeping the same size and opening. Egress requirements typically come into play when a window’s size changes or a room’s use changes, like converting a space into a bedroom. We’ll let you know directly if it applies to your project.
